Austin's Triplex and Fourplex Proposal Would Drop Commercial-Style Review for Small Buildings, and Council Hears It in December

Today a three- or four-unit building goes through the same code process as a commercial project. A city proposal would simplify plan review for buildings under 6,000 square feet - with the fire rules left in place.

Austin's Triplex and Fourplex Proposal Would Drop Commercial-Style Review for Small Buildings, and Council Hears It in December (AUSTIN CAPITAL NEWS)

Building a triplex or fourplex in Austin currently means following the same International Building Code process as a commercial project, including commercial-grade engineering and site plan review. A new city proposal would change that, Realtor.com reported on Nov. 2 in a report read in full this cycle.

Under the proposed code amendment, three- and four-unit buildings would no longer require IBC review, making the plan review process simpler, as long as the structure stays under 6,000 square feet. The city describes the proposal as its newest initiative to make it easier to add affordable housing options in Austin.

The proposal does not strip out fire protections: buildings would still need fire-resistant separations between units and shared exits, automatic sprinkler systems, and additional fire-safety requirements for garages, carports and wooden decks. Staff plans to present the amendment for City Council consideration in December. Before that, the city holds a virtual information session on the Austin Three- to Four-Dwelling Unit Technical Code Update on November 12 at 11 a.m., and written comments are accepted through November 27 on PublicInput, with questions directed to DSDCommunications@AustinTexas.gov.
